Ruteria helps people discover rural properties for gatherings, retreats, farm-based events, outdoor celebrations, and other small-scale uses, while helping property owners share meaningful spaces and create supplemental income opportunities.

By using Ruteria, you agree to the guidelines and responsibilities below.

These guidelines are intended to clarify what Ruteria does, what Ruteria does not do, and what hosts and guests are responsible for before, during, and after any event or property use.

1. Important Notice

Ruteria is a marketplace and information platform.

Ruteria does not own, operate, inspect, manage, supervise, or control the properties listed on the platform.

Information on Ruteria is provided for general planning purposes only. It is not legal, zoning, permitting, insurance, safety, agricultural, tax, or professional advice.

Hosts and guests are responsible for verifying whether a property, event, use, permit, insurance policy, rental setup, vendor, or activity is suitable and lawful for their specific situation.

Use of Ruteria does not replace consultation with a municipality, insurer, lawyer, accountant, event professional, safety professional, or other qualified advisor.

2. What Ruteria Does

However, Ruteria does not guarantee that any property is suitable, lawful, safe, available, permitted, insured, or appropriate for a specific event or use.

3. What Ruteria Does Not Do

  • A permitting authority
  • An insurer
  • A broker
  • A real estate agent
  • A property manager
  • A venue operator
  • An event planner
  • A safety inspector
  • A municipal, provincial, or federal authority
  • A party to private agreements between hosts and guests, unless expressly stated in writing

Ruteria does not:

  • Approve or certify properties for event use
  • Guarantee listing accuracy
  • Guarantee legal compliance
  • Guarantee permit eligibility
  • Guarantee insurance coverage
  • Guarantee property safety
  • Guarantee event outcomes
  • Supervise events
  • Manage guests, vendors, attendees, neighbours, or local authorities
  • Resolve all disputes between hosts and guests

4. Planning and Compliance-Related Information

5. Verified Listings and Checkmarks

Some listings may display a verified checkmark, badge, or similar indicator.

A verified checkmark means that certain listing information has been provided, reviewed for completeness, or identified by Ruteria as meeting basic platform information standards.

A verified checkmark does not mean that Ruteria has:

  • Inspected the property
  • Approved the property
  • Certified the property
  • Licensed the property
  • Insured the property
  • Guaranteed the property
  • Confirmed legal compliance
  • Confirmed permit eligibility
  • Confirmed safety
  • Confirmed event suitability
  • Confirmed availability

A verified listing does not mean that the property is legally permitted, safe, suitable, or available for any particular event, activity, or use.

Hosts and guests are still responsible for conducting their own due diligence.

6. Hosts Are Responsible for Their Listings

Hosts are responsible for the accuracy, completeness, and current status of their listings.

  • Having the authority to offer the property
  • Confirming that the intended use is allowed
  • Following applicable laws, bylaws, regulations, and rules

  • Setting clear event rules and property boundaries
  • Confirming parking, access, sanitation, and power limitations
  • Obtaining any required permits, approvals, inspections, or permissions
  • Confirming insurance coverage
  • Communicating clearly with guests before accepting any event or use

A listing on Ruteria does not mean Ruteria has approved, certified, or endorsed the property for event use.

Hosts should not list a property or accept an event unless they are satisfied that the proposed use is appropriate, lawful, insured, and manageable.

7. Guests and Organizers Are Responsible for Their Events

Guests and event organizers are responsible for evaluating whether a property fits their needs.

  • Reviewing the listing carefully
  • Asking the host questions before making arrangements
  • Confirming availability, pricing, access, and event rules
  • Confirming guest capacity and site limitations
  • Obtaining required permits or approvals

  • Hiring qualified vendors where needed
  • Respecting neighbours, property rules, land, animals, crops, equipment, and local communities
  • Managing attendees, vendors, rentals, vehicles, waste, noise, alcohol, food service, fire safety, and event activities
  • Following all applicable laws, bylaws, regulations, and rules
  • Leaving the property in the agreed condition

Guests and organizers should not assume that a property is suitable for their event simply because it appears on Ruteria.

Any agreement reached for property use is between the host and the guest unless Ruteria expressly states otherwise in writing.

8. Host and Guest Agreements

Any agreement, booking, rental arrangement, payment, deposit, cancellation, refund, damage issue, access issue, event disruption, or property-use dispute is between the host and the guest unless Ruteria expressly states otherwise in writing.

Ruteria is not a party to those agreements and is not responsible for enforcing them.

Hosts and guests are encouraged to clearly confirm the terms of any arrangement in writing, including:

  • Date and time
  • Permitted use
  • Guest count
  • Price and payment terms
  • Deposit requirements
  • Cancellation terms
  • Access areas
  • Off-limit areas
  • Parking rules
  • Noise expectations
  • Fire rules
  • Alcohol rules
  • Vendor access
  • Cleanup responsibilities
  • Damage responsibilities
  • Insurance requirements
  • Permit responsibilities

Ruteria may help facilitate communication, but users remain responsible for their own agreements and decisions.

9. Insurance

Ruteria does not provide insurance coverage for hosts, guests, organizers, vendors, attendees, properties, vehicles, equipment, structures, animals, crops, or events.

Hosts and guests are responsible for obtaining appropriate insurance for their property, event, activities, vendors, alcohol service, equipment, attendees, and any other relevant risks.

Users should confirm coverage directly with their insurer before hosting, booking, attending, or organizing an event.

Hosts should not assume that standard home, farm, commercial, or property insurance covers event use.

Guests and organizers should not assume that the host’s insurance covers their event, vendors, attendees, activities, or liabilities.

Ruteria is not responsible for uninsured losses, denied claims, exclusions, gaps in coverage, or insurance disputes.

10. Permits, Bylaws, and Local Rules

Hosts and guests are responsible for confirming and complying with all applicable requirements, including but not limited to:

  • Municipal bylaws
  • Provincial laws
  • Federal laws
  • Zoning rules
  • Agricultural land rules
  • Fire-safety rules
  • Building and occupancy rules
  • Noise bylaws
  • Alcohol rules
  • Food-service rules
  • Parking and traffic rules
  • Environmental rules
  • Waste-management rules
  • Tent, structure, and temporary installation rules
  • Public gathering or event requirements

Some events may require permits, approvals, inspections, insurance certificates, site plans, traffic plans, emergency plans, security plans, sanitation plans, fire-safety measures, or other documentation.

Ruteria may provide general planning prompts, but Ruteria does not determine whether an event is permitted, compliant, insurable, safe, or appropriate.

Users should contact the relevant municipality, insurer, professional advisor, or authority before proceeding with any event or property use.

11. Rural Properties Carry Inherent Risks

Rural, farm, forest, outdoor, and private properties may involve risks that are different from traditional event venues.

These risks may include:

  • Terrain accidenté
  • Slopes, ditches, rocks, holes, mud, or water

  • Limited lighting
  • Limited cellular service
  • Limited emergency access
  • Remote locations
  • Farm equipment

By using Ruteria, users acknowledge that rural properties may involve inherent risks and that they are responsible for evaluating those risks before hosting, booking, attending, or organizing an event.

12. Property Access, Boundaries, and Restricted Areas

Hosts are responsible for clearly identifying which parts of the property are available for use and which areas are restricted.

Guests and organizers must respect all property boundaries, restricted areas, instructions, signage, gates, fences, fields, animals, buildings, equipment, and private spaces.

Unless clearly agreed with the host, guests and organizers may not access:

  • Private residences
  • Barns or outbuildings
  • Equipment areas
  • Animal areas
  • Crop areas
  • Storage areas
  • Water features
  • Forested areas
  • Neighbouring properties
  • Any area marked or communicated as off-limits

Guests and organizers are responsible for ensuring that attendees, vendors, staff, and invitees follow the host’s property rules.

13. Vendors, Rentals, and Third Parties

Events may involve third-party vendors or rental providers, including but not limited to:

  • Caterers
  • Tent companies
  • Washroom providers
  • Generator providers
  • DJs or musicians
  • Decorators
  • Rental companies
  • Shuttle providers
  • Security providers
  • Bar services
  • Photographers
  • Planners

Ruteria is not responsible for third-party vendors, rentals, services, equipment, delays, cancellations, damages, injuries, or disputes.

Guests and organizers are responsible for confirming that vendors are qualified, insured, permitted, and approved by the host where required.

Hosts may set reasonable rules for vendor access, setup, teardown, parking, noise, power use, waste, and site protection.

14. Payments, Deposits, and Cancellations

Unless Ruteria expressly provides a payment or booking system, payment terms are arranged directly between hosts and guests.

Hosts and guests are responsible for agreeing in writing to:

  • Tarif
  • Deposits
  • Payment due dates
  • Accepted payment methods
  • Cancellation terms
  • Refund terms
  • Damage deposits
  • Additional fees
  • Overtime fees
  • Cleaning fees
  • Vendor fees
  • Weather-related policies

Ruteria is not responsible for payment disputes, unpaid amounts, refunds, cancellations, chargebacks, deposits, damages, or private financial arrangements between hosts and guests unless expressly stated in writing.

Users should avoid sending money unless they are satisfied with the identity, authority, and reliability of the other party.

15. User Conduct

Users must use Ruteria respectfully and honestly.

  • Misrepresent a property
  • Misrepresent permit, insurance, safety, or compliance status
  • Misrepresent pricing, availability, location, capacity, or amenities
  • Use the platform for unlawful events or activities
  • Circumvent the platform in a way that violates Ruteria’s policies
  • Harass, threaten, discriminate against, or abuse other users
  • Damage rural properties, crops, animals, equipment, buildings, roads, or neighbouring land
  • Use the platform in a way that harms hosts, guests, rural communities, or Ruteria
  • Upload unlawful, offensive, deceptive, or infringing content
  • Attempt to interfere with the operation or security of the platform

Ruteria may remove listings, restrict accounts, suspend users, or take other action where needed to protect the platform, users, property owners, guests, or communities.

16. If Problems Arise

While Ruteria may help facilitate communication, disputes about the following are generally between hosts and guests:

  • Cancellations
  • Refunds
  • Deposits
  • Property conditions
  • Listing accuracy
  • Access issues
  • Event disruptions
  • Weather issues
  • Plaintes pour bruit
  • Vendor issues
  • Damage
  • Injuries
  • Permits
  • Insurance
  • Compliance issues
  • Neighbour complaints
  • Guest conduct
  • Host conduct

Ruteria may, at its discretion, review complaints, remove content, suspend accounts, or assist with communication.

However, Ruteria is not responsible for resolving every dispute and does not guarantee a particular outcome.

17. Limitation of Liability

Ruteria provides the platform “as is” and “as available.”

While Ruteria works to improve trust, clarity, and usability, Ruteria cannot guarantee:

  • Listing accuracy
  • Property suitability
  • Property safety
  • Permit eligibility
  • Legal compliance
  • Insurance coverage
  • Host reliability
  • Guest reliability
  • Vendor reliability
  • Event outcomes
  • Platform availability
  • Error-free operation
  • Uninterrupted service

To the extent permitted by law, users assume responsibility for their use of the platform and any associated risks.

Ruteria is not responsible for indirect, incidental, special, consequential, punitive, or exemplary damages, including lost profits, lost opportunities, event disruption, property damage, personal injury, reputational harm, or disputes between users.

Nothing in these guidelines limits liability where such limitation is not permitted by law.

18. No Endorsement

The presence of a listing, host, guest, badge, checkmark, category, review, image, description, or platform feature does not mean that Ruteria endorses, guarantees, certifies, or recommends the property, host, guest, vendor, service, or event.

Users should make their own independent decisions before entering into any arrangement.

19. Changes to These Guidelines

Ruteria may update these guidelines as the platform evolves.

Continued use of Ruteria after changes are posted means that users accept the updated guidelines.

Users are encouraged to review this page periodically.
