These Terms of Service govern your access to and use of the Ruteria website, platform, listings, messaging tools, forms, content, and related services.
By accessing or using Ruteria, creating an account, submitting a listing, contacting a host, or communicating through the platform, you agree to these Terms of Service.
If you do not agree to these Terms, do not use Ruteria.
1. About Ruteria
Ruteria is a marketplace and information platform that helps people discover rural, outdoor, farm-based, and private properties for gatherings, retreats, farm events, celebrations, and other small-scale uses.
Ruteria helps connect:
- Property hosts
- Event organizers
- Guests seeking rural, outdoor, farm-based, or unique private spaces
Ruteria may provide listing tools, search tools, messaging tools, categories, badges, checkmarks, planning prompts, educational content, and other platform features.
Ruteria does not own, operate, manage, inspect, supervise, control, or guarantee the properties listed on the platform.
2. These Terms Apply to All Users
These Terms apply to all users of Ruteria, including:
- Visitors
- Guests
- Event organizers
- Property hosts
- Listing owners
- Vendors
- Anyone who accesses or uses the platform
Additional policies may also apply, including:
- Privacy Policy
- Platform Guidelines & Responsibilities
- Community Standards
- Cancellation Policy, if applicable
- Any specific rules shown during account creation, listing submission, inquiry, or booking
If there is a conflict between these Terms and another Ruteria policy, Ruteria may determine which policy applies, unless applicable law requires otherwise.
3. Eligibility and Account Registration
You must be at least the age of majority in your jurisdiction to create an account, submit a listing, contact a host, or arrange property use through Ruteria.
When you create an account or use Ruteria, you agree to:
- Provide accurate and current information
- Keep your login credentials secure
- Not share your account with unauthorized users
- Notify Ruteria if you believe your account has been compromised
- Use the platform only for lawful purposes
You are responsible for all activity that occurs under your account.
Ruteria may refuse, suspend, restrict, or terminate an account if we believe the account violates these Terms, creates risk, contains inaccurate information, or may harm other users, properties, communities, or the platform.
4. Ruteria Is a Marketplace Platform
Ruteria provides a platform where hosts and guests can discover, compare, and communicate about properties.
Ruteria is not:
- A legal advisor
- A permitting authority
- An insurer
- A broker
- A real estate agent
- A property manager
- A venue operator
- An event planner
- A safety inspector
- A municipal, provincial, or federal authority
- A party to private agreements between hosts and guests, unless expressly stated in writing
Ruteria does not approve, certify, inspect, license, insure, or guarantee any property, host, guest, event, vendor, activity, permit, insurance policy, or legal status.
5. No Professional Advice
Information provided on Ruteria is for general planning and informational purposes only.
Ruteria does not provide:
- Legal advice
- Zoning advice
- Permitting advice
- Insurance advice
- Safety advice
- Agricultural land-use advice
- Tax advice
- Event-planning advice
- Engineering, fire-safety, traffic, sanitation, or professional advice
Users are responsible for consulting qualified professionals, insurers, municipalities, regulators, or advisors where needed.
Use of Ruteria does not replace independent due diligence.
6. Host Responsibilities
Hosts are responsible for their listings, property information, communications, and property-use arrangements.
Hosts agree that they are responsible for:
- Having the legal right and authority to list the property
- Providing accurate, complete, and current listing information
- Updating the listing when conditions change
- Disclosing relevant limitations, risks, restrictions, and property rules
- Confirming whether the property may be used for the proposed purpose
- Confirming applicable bylaws, zoning, agricultural, fire, safety, environmental, alcohol, food-service, parking, traffic, and other rules
- Obtaining required permits, approvals, inspections, permissions, and authorizations
- Confirming appropriate insurance coverage
- Communicating clearly with guests
- Setting event rules, property boundaries, restricted areas, access rules, and safety expectations
- Ensuring that the property is reasonably prepared for any agreed use
Hosts should not list a property or accept an event unless they are satisfied that the proposed use is appropriate, lawful, insured, and manageable.
A property’s presence on Ruteria does not mean that Ruteria has approved, certified, inspected, or endorsed the property for event use.
7. Guest and Organizer Responsibilities
Guests and event organizers are responsible for evaluating whether a property is suitable for their intended use.
Guests and organizers agree that they are responsible for:
- Reviewing listings carefully
- Asking questions before making arrangements
- Confirming availability, pricing, access, and event rules
- Confirming guest capacity and site limitations
- Obtaining required permits, approvals, permissions, or authorizations
- Obtaining appropriate insurance
- Hiring qualified vendors where needed
- Managing attendees, vendors, rentals, vehicles, waste, noise, alcohol, food service, fire safety, and event activities
- Respecting the property, neighbours, rural communities, crops, animals, equipment, boundaries, and restricted areas
- Following all applicable laws, bylaws, regulations, and rules
- Leaving the property in the agreed condition
Guests and organizers should not assume that a property is suitable, lawful, permitted, insured, safe, or available simply because it appears on Ruteria.
8. Listings and User Content
Users may submit listings, descriptions, photos, videos, messages, reviews, comments, and other content to Ruteria.
By submitting content, you confirm that:
- The content is accurate to the best of your knowledge
- You have the right to submit and use the content
- The content does not violate the rights of others
- The content does not contain false, misleading, unlawful, discriminatory, offensive, or harmful material
You grant Ruteria a non-exclusive, worldwide, royalty-free license to use, display, reproduce, modify, publish, distribute, and promote your submitted content for the purpose of operating, improving, and marketing the platform.
Ruteria may edit, remove, hide, reject, or moderate content at its discretion, including content that appears inaccurate, incomplete, misleading, unlawful, inappropriate, or inconsistent with Ruteria’s policies.
Ruteria is not responsible for verifying all user-submitted content.
9. Listing Accuracy
Hosts are responsible for the accuracy of their listings.
Ruteria does not guarantee:
- Listing accuracy
- Property availability
- Property condition
- Pricing
- Amenities
- Capacity
- Access
- Parking
- Power availability
- Water availability
- Washroom availability
- Insurance status
- Permit status
- Legal compliance
- Suitability for any event or use
Listings may change over time.
Users are responsible for confirming all important details directly with the relevant host, professional, insurer, municipality, or authority before making arrangements.
10. Verified Listings, Badges, and Checkmarks
Ruteria may display badges, verification indicators, checkmarks, labels, categories, or similar features on some listings.
A verified checkmark or similar indicator may mean that certain listing information has been provided, reviewed for completeness, or identified by Ruteria as meeting basic platform information standards.
A verified checkmark, badge, or label does not mean that Ruteria has:
- Inspected the property
- Approved the property
- Certified the property
- Licensed the property
- Insured the property
- Guaranteed the property
- Confirmed legal compliance
- Confirmed permit eligibility
- Confirmed safety
- Confirmed event suitability
- Confirmed availability
Verified listings do not guarantee that a property is lawful, permitted, insured, safe, suitable, or available for any particular event or use.
Users remain responsible for their own due diligence.
11. Host and Guest Agreements
Any arrangement between a host and guest is between those users unless Ruteria expressly states otherwise in writing.
This may include:
- Property use
- Bookings
- Payments
- Deposits
- Cancellations
- Refunds
- Damage responsibilities
- Access rules
- Event rules
- Vendor access
- Cleanup obligations
- Insurance requirements
- Permit responsibilities
- Disputes
Ruteria is not a party to private agreements between hosts and guests unless expressly stated in writing.
Ruteria is not responsible for enforcing private agreements between users.
Hosts and guests are encouraged to confirm all important terms in writing before proceeding.
12. Payments, Deposits, and Fees
Unless Ruteria provides an official payment or booking feature, payments, deposits, refunds, cancellations, and financial arrangements are handled directly between hosts and guests.
Ruteria is not responsible for:
- Unpaid amounts
- Refunds
- Deposits
- Damage deposits
- Chargebacks
- Payment delays
- Payment disputes
- Cancellation disputes
- Private financial arrangements between users
If Ruteria introduces paid services, subscription fees, booking fees, commissions, or payment processing, additional payment terms may apply.
Users should not send money unless they are satisfied with the identity, authority, and reliability of the other party.
13. Insurance
Ruteria does not provide insurance coverage for hosts, guests, organizers, vendors, attendees, properties, vehicles, equipment, structures, animals, crops, or events.
Hosts and guests are responsible for obtaining appropriate insurance for their property, event, activities, vendors, alcohol service, equipment, attendees, and any other relevant risks.
Users should confirm coverage directly with their insurer before hosting, booking, attending, or organizing an event.
Hosts should not assume that standard home, farm, commercial, or property insurance covers event use.
Guests and organizers should not assume that the host’s insurance covers their event, vendors, attendees, activities, or liabilities.
Ruteria is not responsible for uninsured losses, denied claims, exclusions, gaps in coverage, or insurance disputes.
14. Permits, Bylaws, and Local Rules
Hosts and guests are responsible for confirming and complying with all applicable requirements, including but not limited to:
- Municipal bylaws
- Provincial laws
- Federal laws
- Zoning rules
- Agricultural land rules
- Fire-safety rules
- Building and occupancy rules
- Noise bylaws
- Alcohol rules
- Food-service rules
- Parking and traffic rules
- Environmental rules
- Waste-management rules
- Tent, structure, and temporary installation rules
- Public gathering or event requirements
Some events may require permits, approvals, inspections, insurance certificates, site plans, traffic plans, emergency plans, security plans, sanitation plans, fire-safety measures, or other documentation.
Ruteria does not determine whether an event is permitted, compliant, insurable, safe, or appropriate.
Users should contact the relevant municipality, insurer, professional advisor, or authority before proceeding.
15. Rural Property Risks
Rural, farm, forest, outdoor, and private properties may involve risks that are different from traditional event venues.
These risks may include:
- Uneven terrain
- Slopes, ditches, rocks, holes, mud, or water
- Weather exposure
- Limited lighting
- Limited cellular service
- Limited emergency access
- Remote locations
- Farm equipment
- Animals, insects, or wildlife
- Crops, fences, gates, or electric fencing
- Open water, ponds, rivers, or streams
- Fire risks
- Wind, rain, snow, heat, cold, or storms
- Limited washroom or sanitation access
- Limited power or water access
- Gravel roads, narrow roads, or difficult vehicle access
- Noise sensitivity from neighbours or nearby communities
Users acknowledge that rural properties may involve inherent risks and that users are responsible for evaluating those risks before hosting, booking, attending, or organizing an event.
16. Vendors and Third Parties
Events may involve third-party vendors or rental providers, including caterers, tent companies, washroom providers, generator providers, DJs, musicians, decorators, rental companies, shuttle providers, security providers, bar services, photographers, planners, and other service providers.
Ruteria is not responsible for third-party vendors, rentals, services, equipment, delays, cancellations, damages, injuries, or disputes.
Guests and organizers are responsible for confirming that vendors are qualified, insured, permitted, and approved by the host where required.
Hosts may set rules for vendor access, setup, teardown, parking, noise, power use, waste, and site protection.
17. Reviews and Communications
Ruteria may allow users to communicate, submit inquiries, leave reviews, or provide feedback.
Users agree not to use Ruteria communications or reviews to:
- Harass, threaten, or abuse others
- Misrepresent facts
- Post false or misleading information
- Discriminate against others
- Share unlawful, offensive, or harmful content
- Spam, scam, or solicit users improperly
- Circumvent platform rules
- Interfere with the operation of the platform
Ruteria may monitor, moderate, remove, or restrict communications or reviews where permitted by law and where Ruteria believes action is necessary to protect users, properties, communities, or the platform.
18. Prohibited Uses
Users may not use Ruteria to:
- Violate any law, bylaw, regulation, or rule
- Post false, misleading, or fraudulent content
- Misrepresent a property, event, permit, insurance status, safety status, or compliance status
- Offer a property without authority
- Arrange unlawful events or activities
- Harass, threaten, discriminate against, or abuse others
- Damage rural properties, crops, animals, equipment, buildings, roads, or neighbouring land
- Upload viruses, malware, or harmful code
- Scrape, copy, or misuse platform data
- Interfere with platform security or operation
- Impersonate another person or organization
- Use the platform in a way that harms Ruteria, users, properties, communities, or third parties
Ruteria may investigate suspected violations and may remove listings, restrict accounts, suspend access, or take other action.
19. Platform Availability
Ruteria may update, change, suspend, or discontinue any part of the platform at any time.
Ruteria does not guarantee that the platform will always be available, uninterrupted, secure, error-free, or free from technical issues.
Ruteria is not responsible for losses caused by platform downtime, errors, delays, data loss, unauthorized access, or service interruptions, except where liability cannot be excluded by law.
20. Intellectual Property
The Ruteria name, logo, platform design, text, graphics, features, software, and other materials are owned by Ruteria or its licensors, unless otherwise stated.
Users may not copy, reproduce, modify, distribute, sell, or exploit Ruteria’s intellectual property without permission.
Users retain ownership of content they submit, but grant Ruteria the rights described in these Terms so Ruteria can operate, display, promote, and improve the platform.
21. Privacy
Ruteria collects, uses, stores, and discloses personal information in accordance with its Privacy Policy.
By using Ruteria, you agree to the collection and use of your personal information as described in the Privacy Policy.
Users are responsible for keeping their account information accurate and for protecting their login credentials.
22. Suspension and Termination
Ruteria may suspend, restrict, or terminate your account or access to the platform if we believe that:
- You violated these Terms
- You violated another Ruteria policy
- Your listing or content is inaccurate, misleading, unlawful, or risky
- Your conduct may harm users, properties, communities, or Ruteria
- Your account creates security, legal, operational, or reputational risk
- We are required to do so by law or authority
You may stop using Ruteria at any time.
Certain provisions of these Terms will continue to apply after account termination, including provisions related to liability, disclaimers, indemnification, intellectual property, privacy, disputes, and user responsibilities.
23. Disclaimers
Ruteria provides the platform on an “as is” and “as available” basis.
To the extent permitted by law, Ruteria disclaims all warranties, representations, and conditions, whether express, implied, statutory, or otherwise, including warranties of accuracy, availability, fitness for a particular purpose, merchantability, title, non-infringement, safety, legality, and uninterrupted service.
Ruteria does not guarantee:
- Listing accuracy
- Property suitability
- Property safety
- Permit eligibility
- Legal compliance
- Insurance coverage
- Host reliability
- Guest reliability
- Vendor reliability
- Event outcomes
- Platform availability
- Error-free operation
- Uninterrupted service
Users assume responsibility for their use of the platform and for any arrangements they make with other users.
24. Limitation of Liability
To the extent permitted by law, Ruteria and its owners, directors, officers, employees, contractors, partners, affiliates, and representatives will not be liable for indirect, incidental, special, consequential, punitive, or exemplary damages, including lost profits, lost opportunities, lost data, event disruption, property damage, personal injury, reputational harm, or disputes between users.
To the extent permitted by law, Ruteria’s total liability for any claim related to the platform or these Terms will be limited to the amount paid by the user to Ruteria in the twelve months before the claim, or one hundred Canadian dollars, whichever is greater.
Nothing in these Terms limits liability where such limitation is not permitted by law.
25. Indemnification
To the extent permitted by law, you agree to defend, indemnify, and hold harmless Ruteria and its owners, directors, officers, employees, contractors, partners, affiliates, and representatives from and against any claims, losses, damages, liabilities, costs, and expenses, including reasonable legal fees, arising from or related to:
- Your use of Ruteria
- Your listing, content, messages, or communications
- Your property
- Your event
- Your vendors, attendees, guests, or invitees
- Your breach of these Terms
- Your breach of another Ruteria policy
- Your violation of law, bylaws, regulations, or rules
- Your violation of another person’s rights
- Any agreement or dispute between you and another user
This obligation continues after you stop using Ruteria.
26. Disputes Between Users
Ruteria may, at its discretion, assist with communication between users or review complaints.
However, Ruteria is not responsible for resolving disputes between users and does not guarantee any outcome.
Disputes about cancellations, refunds, deposits, damages, property conditions, access, permits, insurance, injuries, guest conduct, host conduct, vendors, or event outcomes are generally between the users involved.
Users are encouraged to document arrangements clearly and communicate respectfully.
27. Governing Law
These Terms are governed by the laws of the Province of Quebec and the applicable laws of Canada, unless applicable consumer protection or other mandatory law provides otherwise.
Any dispute relating to these Terms or use of Ruteria will be handled in the courts of Quebec, unless applicable law provides otherwise.
28. Changes to These Terms
Ruteria may update these Terms from time to time.
When changes are made, Ruteria may update the effective date or notify users where appropriate.
Continued use of Ruteria after updated Terms are posted means that you accept the updated Terms.
If you do not agree to the updated Terms, you should stop using Ruteria.
